Basement Excavation

We were to be instructed on a basement excavation project in one of the best Knightsbridge mews locations. Having sold the house we were retained to arrange for the excavation and extension of the existing small basement kitchen, to create a full basement under the footprint of the house and to create a kitchen and family living area. We also refurbished the whole house to include new bathrooms, rewiring, new staircase, new plumbing, under floor heating and all of the other high specification and performance items that one would expect for a house of this quality and in this location.

 

With careful supervision and an expertly prepared specification the total cost of the basement excavation work and general house refurbishment was in the region of £250,000.  Our house sales department confirmed that, taking into account the cost of the work and the general increase in house values over the period since the house was purchased, the work carried out has added value in the region of £275,000. 


Sumner Place

Over a period of two months we transformed this somewhat tired South Kensington property in one of the area’s prime streets into a stunning contemporary home to really maximise the value of its location.The exterior of the house was comprehensively repaired and redecorated under our direction as a separate contract, for all ten houses in the street.  The interior of the house was substantially enhanced by renewal of the finishes, including painting, tiling, timber flooring and carpeting. The bathrooms were refitted where needed and the kitchen was renewed with a bespoke design.

 

The services, including the wiring, central heating and hot and cold water, were all comprehensively updated, serviced and maintained. The house was left as if new, but this was achieved at a competitive price and acceptable budget for the client.  This six bedroom family home was let just over a month after the work was completed at an increase of 36% on the previous income.
